Here is a short summary of the most frequently asked questions:

Q: Can you provide labor services for our operation?

A: Yes, through our affiliated company, Merchandise Warehouse. This work is conducted under a “warehousing” agreement. The service plans, rates, and terms are customized for your company based  on the services you need.

Q: What type of products can be stored there?

A: Our facilities allow for nearly any type of industrial product with the exception of highly flammable and highly hazardous materials.

Q: Will you allow manufacturing uses?

A: Yes. Terms will vary based on intensity of use, type of production, and other factors relevant to property usage.

Q: What are your rates?

A: We have quoted rates available for “as-is” use that we are pleased to share with companies for “standard” warehousing solutions. However our contracted rate may differ from the “as-is” rate based on the customized terms, leasehold improvements, tenant uses, identified insurance risks stemming from the tenant’s operation, and other tenant-specific factors.

Q: Do you charge a commission?

A: No. You will not be charged a “listing” commission. However, if you decide use a real estate agent to represent you in the transaction, we provide for industry standard commissions for customer representation if you elect to lease with us.

Q: What insurance do you require?

A: We require the tenant to supply a certificate of insurance showing a minimum of $1,000,000 of public liability insurance and renter’s insurance. While $1,000,000 coverage might sound like a lot, it is a very common insurance valuation that is not difficult to obtain in the market, and typically not very expensive.

Q: Who takes care of maintenance?

A: Generally, unless otherwise agreed to, the landlord will take care of the Common Area Maintenance, as well as maintenance required for the structure. The tenant will be responsible for maintenance of the interior of the building, their service doors and their work space.

Q: Can I reserve space for future use – say a couple of months from now?

A: As a general rule, we lease our space on a first-come, first-served basis dependent upon a signed lease. However, we might consider reserving the space for the right terms and conditions.

Q: Who pays the real estate taxes?

A: Most of our leases include provisions that the landlord will pay for real estate taxes. The tenant is responsible for personal property taxes and any other taxes or fees applicable to their business.

Q: Which rail carrier delivers to your warehouse.

A: We receive service from CSX.

Q: What is the lifting capability of your cranes?

A: We have two cranes with a lifting capability of up to 25 Tons, and one crane with lifting capabilities up to 5 Tons.

Q: Can I put up a sign?

A: We generally allow tenants the right to install their own signage with prior written notice of the type and style of sign to be installed, but all signage “permits” must be obtained from the City of Indianapolis. We will generally permit what the city permits.
